The commercial land is zoned for 280,000 sf of space. As the 937 housing units -- single-family homes, apartments and lofts – are built, the commercial land will become more enticing, John Osborn, president of Village Homes tells GlobeSt.com.
The land could be the setting for a neighborhood shopping center anchored by a grocery store. The closest grocery stores are now three or four miles away from the Village of Five Parks, the largest housing community under construction in Arvada.
Matt Osborn says that Village Homes likely will sell the land to a developer or to a user.
''That's not what we do, so I imagine we would sell it,'' he tells GlobeSt.com. The property is near the Northwest Parkway, which is the extension of the E-470 toll road that will eventually link the northwest and western suburbs better to Denver International Airport.
The property also is about a 10-minute drive to the ''back door'' of the Interlocken Business Center, which is suffering because of problems with high-tech and telecommunication companies, but could be a huge employment center when the economy recovers.
The project also will include 22,500 sf of retail space in a village center, 246 multifamily rental units and 30 lofts above the retail in the town center.
The project is a mix of neo-traditional features such as the pedestrian-friendly village center, an outdoor amphitheater, and a variety of parks. But it also has traditional suburban features such as cul de sacs, as well as some alley-loaded homes.
