Civic Partners has signed only Krikorian Premiere Theatres to a lease for a 15-screen movie theater for the Vista Village. But finding enough tenants to pay for Civic Partners' portion of the $80 million project has been difficult, although officials for the developer say they have several solid prospects.

The first 140,000-sf phase of the project would include the theater complex, retailers and restaurants. Civic Partners officials still hope to complete the project by next year.

The project has had a tough struggle, losing its first anchor, Edward Cinemas, which filed for bankruptcy protection. Shortly afterward, developer DDR Oliver McMillan pulled out, arguing the project wouldn't work without a theater operator.
