"These deals highlight the diversity of the Santa Rosa real estate market," says Scott Stranzl, vice president at Basin Street Properties. "While other regions in the greater Bay Area have experienced wild swings over the past several months, the North Bay sub-market continues to experience relatively stable rates due to the wide range of industries contributing to the market, including service sector, technology, and medical companies. In addition, companies here can take advantage of the qualified labor pool and the favorable economics of the area."

Centellax Inc., a start-up specializing in electronics for optical communications, signed a five-year lease deal for 5,500 sf of office space at the complex. The company is expected to take occupancy on February 25, 2002. Vickie Greenbaum of North Bay Commercial represented Centellax.

Accerra, a provider of integrated communications solutions that allow people to work together over the Internet, signed a lease to take 6,000 sf. of office space for the next five years at the center. Accerra, which is currently located on B Street in Santa Rosa, Calif., is expected to take occupancy on March 1. Kevin Canady and Danny Jones of Keegan & Coppin represented Accerra.

Other tenants of the park include BroadLink, Network Photonics and Westwave Communications. Average lease rates in the area are $1.50 per sf, monthly. Mike Flitner and Shawn Johnson of Keegan & Coppin represented Basin Street Properties in both deals.
