AUSTIN-The amount of office space available for sublease dropped for the first time in the year, according to an Austin broker who has been tracking the sublease market. Broker Mike Buls of the Buls Hodge Co. cautions that the 17,000-sf decrease in sublease space doesn’t indicate a trend yet, but he does call it a significant change.

About 58,000 sf of subleases signed in February helped nudge the amount of vacant sublease space to 3.426 million sf from 3.442 million sf. Buls says 3.2 million sf is available for immediate sublease and about 223,000 sf is to be available after April 1.
