One Design, which does business as id-Design, has taken 2,045 sf of research and development space at One Tech Plaza. The listed rental rate was $7.80 per sf, triple net. Brett Arabie of Colliers Oxford Commercial in Austin brokered the deal for One Design. The lease eats up the last vacant space at One Tech Plaza.

One Tech Plaza, located at 2113 Wells Branch Parkway, is 54,000 sf of research and development-flex space in two buildings. It's owned by a partnership based in Georgetown, TX.

Arabie also brokered a deal for AT Systems Southwest, which has signed for 6,300 sf of industrial space at 8300 N. Lamar Blvd. in the north central submarket. TPPLUS Ltd. II is listed at the owner of the 59,000-sf building at 8300 N. Lamar.

The north central submarket had about 29,000 sf of available sublease space at the end of the 2001 fourth quarter. Its overall vacancy rate was 14.5%.
