While five major residential housing projects totaling well in excess of 1,200 units have been proposed or are under construction in and around downtown White Plains, Rich Hendey, managing partner of Hendey & Castaldo LLC, reports that construction on "The Dell," a 31-unit luxury rental apartment project is near completion. His venture will be the first to test the theory that business and political leaders here are counting on – that there is a tremendous demand for rental housing in the White Plains area. "We expect to open in about six to eight weeks," he says.

The development is located at 111 South Broadway, on the corner of Maple Ave., in downtown White Plains. The four-story building (three above ground) totals approximately 35,000 sf. The basement level contains some apartment units and parking for 46 vehicles.

Hendey notes that there will be 12, two-bedroom, two-bath units that will total about 1,100 sf each. The monthly rate for those units will be $2,600. The 12, one bedroom/one bath apartments that total approximately 750 sf will be priced at $1,650 per month. There will also be seven studio apartments available at $1,100 per month. The studio apartments feature approximately 500 sf of space.

While Hendey says that his firm is just beginning to market the property to prospective renters, he is hopeful the development will rent quickly.

"We've gotten a tremendous amount of interest just via a small sign we had on our property. We have gotten more than 300 phone calls from just that sign," he says. "We are just beginning to respond to those calls and send them material."

He adds that the development is the first concrete/steel pre-fab building constructed in downtown White Plains. The builder is Edward DeLaurentis of White Plains. The project has been under construction for about six months.

The development is the first venture for Hendey & Castaldo LLC. Hendey has a background in commercial property management and is a managing agent for GHP Office Realty of White Plains. Gus Castaldo is a managing partner of iCap Realty, an affiliate of Houlihan & Parnes/iCap Realty Advisors LLC of White Plains.
