The building was built in 1985 and is located between Routes 90, 95, 128, and 495. Wayne Spiegel, senior vice president at NAI Hunneman, David Ross, vice president at NAI Hunneman and Gian Starita, a Hunneman broker represented the seller, Secgen LP, in care of Cres Development, and procured Comptel Services.

In a released statement, Spiegel notes that 15,000-sf of the building is not leased. The space is being marketed as office, research and development, industrial and flex space for $5.50 per sf. Spiegel terms Comptel a "user/investor" of the property.

This area's vacant space has nearly quadrupled in the past year. According to figures compiled by Spaulding & Slye Colliers International, the vacancy rate in the Route 495/Massachusetts Turnpike area was 11.3% in the fourth quarter of 2001 as compared with 2.1% in the same period the year before.
