The Citadel Outlets is located 10 minutes southeast of downtown Los Angeles on Interstate 5 at the Atlantic Blvd. Exit. It features 42 stores including anchors like Old Navy Outlet, Ann Taylor Factory Store, and Eddie Bauer. The 147,000-sf shopping center is part of a 35-acre site that also includes five office buildings, which is also part of the purchase.

As part of the purchase plan, CRG will expand the center by 100,000 sf--adding 18 to 23 new stores--that will be completed by summer 2003. The extensive redevelopment plan will feature an entirely new look for the interior of the center, and a new entrance and parking plan.

Built in 1929, Citadel Outlets was originally home to the Samson Tire and Rubber Company. "We believe in keeping the historical dignity of the wall and office tower, and plan on enhancing it with lighting and signage that will inform the over 200,000 passenger cars that drive by each day of who we are and what we offer," says Craig. "There's a lot of community pride in the wall and we only plan on making it more attractive." Currently the Outlets is 92% occupied, has over 42 stores, and a food court with 5 eateries.

CRG's ultimate goal for the Citadel Outlets is to attract many new upscale, name-brand retailers, similar to what is represented in both its Carlsbad Company Stores and Cabazon Outlets developments (both markets continue to be listed among the top 10 destinations for outlet shopping in the U.S.), according to Steven L. Craig, managing partner for CRG. The Citadel Outlets is extremely well located on Interstate 5 with over 3.3 million people residing in a 10-mile radius, and CRG will bring the Outlets in-line through an extensive redevelopment plan.
