A 150,000-sf retail development will jumpstart the project, Kim Wise, a development partner with Provident Realty Advisors Inc., tells GlobeSt.com. The shopping center will be called Randall's Town Center after its anchor tenant, Randall's grocery. He says construction of single-family homes or smaller retail units could get started before the Randall's center.
Other parts of the project include more retail, office and office/flex space, 400 town homes or senior living units, other multifamily units and single-family homes. Provident got clearance on the project's zoning earlier this year.
Wise says Provident was attracted to the site by the prospects of the traffic counts at Gattis School and Grimes Boulevard and the number of employees in the area. "It's going to be a major north-south road," he says. When completed in late 2003, the roadway will run from Louis Henna Boulevard on the south to Texas 79 to the north. Also, Dell Computer Corp. and Sears Roebuck and others have about 12,000 workers in the area.
Dallas-based Provident owns several other Austin projects, but the Round Rock development is its first development in the area, according to Wise. Grimes Boulevard's total cost is projected at $20.6 million. Several developers and landowners including Provident and Dell donated land for the right-of-way. The boulevard is named after a law officer killed by outlaw Sam Bass in an 1876 shootout in downtown Round Rock.
