No purchase price for the land sale, which closed on Feb. 14 was disclosed. The seller was Parker Nanuet LLC, an entity of Jack Parker Corp., and Airport Executive Park of Nanuet, NY, an affiliate of the ownership of the existing Airport Executive Park, which is located nearby. Steven Yassky, vice president of Rockland Realty of Spring Valley, was the sole broker in the transaction.
The site is zoned "Planned Economic Development" in the Town of Clarkstown and thereby allows warehouse, office and light manufacturing use. The new owners plan to expand the existing Airport Corporate Park, which consists of approximately 150,000 sf of flex space, with new construction of between 140,000 sf to 170,000 sf, Yassky says. Airport Executive Park of Nanuet plans to present plans to the Town of Clarkstown in a few months and will be marketing the project to accommodate either a large single user or companies looking to occupy a large block of space. Rockland Realty has been retained to handle the marketing of the property for Airport Executive Park.
The property, which is bordered by New Clarkstown Road to the east Overlook Blvd., to the south and Smith Road to the north, was originally part of a 60-acre parcel sold by Airport Executive Park to Jack Parker Corp. in 1986. Since then, the large parcel has been subdivided with a number of major projects developed there that include a Costco warehouse store, a Candlewood Suites Hotel and a rental apartment complex built by Avalon By Communities.
