Opportunity Seen in Northeast Industrial Market

DENVER-A developer might be wise "to build a cross-dock product with construction beginning mid-year 2002 and product being delivered (at the) end of first quarter 2003," says CB Richard Ellis industrial broker Mark Dwyer.

DENVER-Mark Dwyer, who serves on the Denver CB Richard Ellis industrial team, knows what he would do if he were a developer with land along Denver’s northeast corridor, the largest industrial submarket in the region. ”I would plan to build a cross-dock product with construction beginning mid-year 2002 and product being delivered (at the) end of first quarter 2003,” Dwyer wrote in a recent report on the northeast industrial market.

”Depending on what happens with the flex buildings that are currently in the market, and other real estate tends metro wide, I would also consider building a flex building northeast. Developers left with product at year-end 2002, will more than likely be Gateway Park and Majestic Park,” which are two of the largest industrial parks in the region, he adds.

Dwyer notes there currently is 552,639 sf of new construction available left over from 2001.
