Best Buy officials say the exact size of the facility has yet to be determined, but tell GlobeSt.com that it will likely comprise somewhere between .5 million and 1 million sf. Published reports estimate the company will initially build a 650,000-sf facility that will be expanded up to 1.5 million sf over several years.

The complex will supply technology and entertainment products to Best Buy retail outlets in New York, Pennsylvania, Maryland, New Jersey, Connecticut, Rhode Island, Massachusetts, Vermont, New Hampshire and Maine. The company operates seven additional major distribution facilities in Dinuba, CA; Ardmore, OK; Edina and Bloomington, MN; Staunton, VA; Findlay, OH and Dublin, GA.

The Nichols project is part of the "Build Now" New York site located in an Empire Zone. "Build Now" is an Empire State Development Corp. program launched by Governor George Pataki to help communities prepare sites so that New York can be in a strong position to attract job creation projects.

The Chicago Office of Deloitte & Touche/Fantus Corporate Real Estate assisted Best Buy in the process of identifying and evaluating sites more than 100 sites in five Northeast states for the new distribution center.
