Microsoft Leases 50,000 SF at 2 Discovery Square

RESTON, VA-Redmond, CA-based software and Internet technology manufacturer Microsoft has agreed to lease 50,000-sf in the Reston Town Center’s 185,222-sf building 2 Discovery Square. Terrabrook and Boston Properties are the project developers and the companies expect the nine-story structure to be completed in May. Microsoft will move into its space sometime in mid-2002. The tech company has two offices in the District, but the lease of space at 2 Discovery Square represents Microsoft’s entrée into the Northern Virginia Dulles Technology Corridor.

Located where Sunset Hills Road and Reston Parkway meet, the structure is half of a two-building office complex that is connected to Reston Town Center by a pedestrian bridge. The nearly identical buildings occupy ten acres and offer Class A office space, as well as two integrated parking decks. Average rent for One Discovery is listed in the high $30s per-sf, and Boston Properties expects its half of the total investment in the development of the complex to be about $43 million.

Law firm Mintz, Levin, Cohn, Ferris, Glovsky and Popeo P.C.–which has space in One Discovery Square–has also committed to taking on space in the newer structure. It will occupy the second building’s entire top floor, which is 22,386 sf in size.
