Meredith Baumann, spokesperson for the Boston Redevelopment Authority tells GlobeSt.com that Cambridge, Massachusetts-based Lyme Properties has filed a Draft Project Impact Report with the BRA. The city agency has 60 days to either give the project the go ahead or ask the developers to rework it. "We're still evaluating," she says. "It's too early to comment."

The Longwood Medical Area is home to a large concentration of medical and academic institutions, including Harvard Medical School, Beth Israel Deaconess Hospital, Brigham and Women's Hospital and Children's Hospital. This project, called the Blackfan Research Center, would be located on a 45,575-sf parcel currently occupied by the Judge Baker Children's Center. According to the report filed by Lyme Properties with the BRA, the Center sold the site to Lyme last April, and will use the proceeds to relocate to another site in the city. The Center's five-story building will be demolished as part of the new project.

The proposed project involves a 280,000 sf of lab and related space, 120,000 sf of office space, 300 parking spaces in a 298-ft building. The project will also include the development of a public space to be called Blackfan Square and Lyme notes that it will provide funding to design and construct an extension of Blackfan Circle to Louis Pastuer Avenue.

In the report, the developer notes that the city will receive between $2 million and $3 million annually in taxes from the research center. The Children's Center was a non-taxable institution. In addition, Lyme Properties will pay $2.2 million in housing linkage payments to the city and $432,000 in job training linkage payments.
