Officials with First Columbia of Albany, the developer of New York International Plaza, noted that the 575 Hudson Valley Ave., property, when completed, will be the third building at the New Windsor site. The Medical Center of New Windsor will cost approximately $7.25 million to build. Kevin Bette, a partner at First Columbia, says that construction has already begun at the site and the building should be completed by September of this year.
The Medical Center of New Windsor is a partnership between St. Luke's Hospital/Cornwall Hospital, Westchester Medical Center and Family Practice Centers of New Windsor, a member of the Mid-Hudson Family Health Institute. Also aligned with the venture are the Children's Physicians of Westchester and Cardiology Consultants of Westchester. Officials with the organizations say that they plan to integrate the various services they offer in order to improve the manner in which medical care is delivered to the Orange County/Southern Dutchess area.
"What we are providing is a seamless range of services, from primary to advanced care so patients can benefit from both improved care and less travel time. For example, cardiac patients from prenatal to geriatric can now be referred to a world-class specialist, all under one roof," says David Mesches, M.D., chief executive officer of the Mid-Hudson Family Health Institute.
Officials with Westchester Medical Center and St. Luke's/Cornwall Hospital also spoke of their respective organizations' involvement in the venture.
First Columbia's Bette notes that the building is 85 percent leased and will have "state of the art fiber backbone and direct access from major highways including a new direct Interstate 84 exit."
Pace University is the other major tenant at New York International Plaza, occupying approximately 45,000 sf of space at 33 Airport Center Drive for a satellite campus.
Bette says that the privatization efforts at Stewart International Airport are now progressing and that the facility is beginning to recover from the adverse impact the events of Sept. 11 had on air travel.
A potential boon to New York International Plaza as well as the airport is the planned roadwork in and around Stewart International Airport. Recently, the Federal Highway Administration issued an executive order approving the proposed connection between I-84 and the New York State Thruway nearby the airport in Newburgh. Bids on that road job could be put out to bid by this summer. In addition, New York State is also looking to build an interchange with I-84 and Drury Lane in order to facilitate direct access to the airport grounds from the interstate.
This summer, around the time New York State transportation officials will be putting the bids out on the Thruway-I-84 connector, First Columbia will be issuing a Request for Proposal for a hotel to be developed at New York International Plaza. Bette says that the RFP would involve a limited stay facility at the 260-acre site. Eventually, when the plaza is fully built out, First Columbia plans to feature as many as 580 rooms in one full service hotel, two limited stay facilities and one extended stay property.
