Located on Thames Street, the Brown's Wharf complex is a Class B structure offering 76,000 sf of office and over 26,000 sf of retail space. Built in the early 1900's and renovated in 1989, the property has been under the ownership of Corporate Office Properties Trust (COPT) since 1998.
Da Blues will occupy what was most recently the Brown's Wharf Restaurant, which--like many other eateries that occupied that location--had trouble attracting a crowd during the off season. "What distinguishes this restaurant from others [that have been here] is there's a live entertainment aspect for year-round draw," COPT manager of portfolio leasing John Hermann explains to GlobeSt.com. "And the operator is someone who has a very good marketing background."
Edwards plans to spend about $1 million on improvements before the planned May opening, and will later spend an additional $1 to $2 million on further upgrades. All "Is" should be dotted and all "Ts" will be crossed on the deal today or tomorrow, Hermann says.
