The building is similar in design and function to the Mountlake Terrace Corporate Center, just three and a half miles to the south.

"We see great opportunities in the northend," says Mark Jackson, Cosmos vice president. "We were ahead of the curve when we developed the Mountlake Terrace property a few years ago, and it's now 98.5 percent occupied. We believe the Cosmos Lynnwood Center fills a similar need in the market for high-quality, convenient, cost-effective space. A lot of downtown Seattle businesses are looking for this level of construction for their back-office functions. Plus the northend is closer to where many of their employees live and offers them a reverse-commute."

Mountlake Terrace Corporate Center leases space to companies such as St. Paul and Hartford Insurance Companies, American Express, Sony and Cisco Systems.

Brian Toy of Cushman & Wakefield is handling the leasing of Cosmos Lynnwood Center. "This space has a lot of appeal for a range of businesses—especially in today's market," Toy says. "Its high-efficiency design allows tenants to lease six to eight percent less square footage and gain the same amount of useable space as they would in a more traditional building."

The property also offers the high-end finishes and features typical of a downtown class A building, but Toy says are rarely found in the suburban market. These include high speed elevators, generous underground and surface parking and a lobby.
