The building, at 1260 Lancaster Drive SE, is part of a 350,000-sf shopping center that was developed by Idaho-based Smith Hawkins. Kenny Christensen, a developer with the company, tells GlobeSt.com the other two major buildings in the mall are owned by their occupants, Winco and Shopko. The smaller retail spaces in the center are leased, says Christensen, but the rest of the HomeBase building remains available at around $7 per sf per year, triple net, not including the cost of any tenant improvements that would be added in.

The Salem store will be the ninth Sportsman's Warehouse. Company owner Stu Utgaard of Wisconsin tells GlobeSt.com the company plans to open another 10 stores or so over the next two years, including additional stores in Oregon and Washington. "If you've got a good site in Portland, let us know," says Utgaard, explaining that he looks four- to five-acre land sites with good depth to accommodate the company's "long-box" design and ample parking.

Big 5 and Gart Sports already have outlets in Salem, but Utgaard says its competition is really more along the lines of the Cabela's catalog, which sells gear for hard-core hunters, fishers and campers. The 600-employee company started in Midvale, Utah, in 1986 and now leases a combined 400,000 sf of retail space in Provo and Riverdale, Utah; Spokane, Wash.; Meridian and Idaho Falls, Idaho; and Loveland and Grand Junction, Colo. Jackson Felt, manager of the Grand Junction location, will relocate and manage the Salem store.
