SALEM, OR-A Utah-based sporting goods retailer has leased 40% of the 104,000-sf former HomeBase building on Lancaster Drive that has sat vacant for more than a year. Sportsman’s Warehouse inked the deal earlier this month and began tenant improvements last week en route to a June opening.

The building, at 1260 Lancaster Drive SE, is part of a 350,000-sf shopping center that was developed by Idaho-based Smith Hawkins. Kenny Christensen, a developer with the company, tells GlobeSt.com the other two major buildings in the mall are owned by their occupants, Winco and Shopko. The smaller retail spaces in the center are leased, says Christensen, but the rest of the HomeBase building remains available at around $7 per sf per year, triple net, not including the cost of any tenant improvements that would be added in.
