The two deals total nearly 132,000 sf. Longs Drug Stores, a chain with more than 430 stores in the western United State, bought 81,465 sf for $1.3 million, according to Burnham Real Estate Services, which handled both deals. The drug store will open this month.

Additionally, KinderCare Learning Centers purchased 50,510 sf for $583,700. They plan to use the space for a childcare facility. A late summer opening date is planned.

Bill Barnett of Burnham Real Estate Services represented the seller, WM 15 Partners, in both transactions. Wes Filfeld of CB Richard Ellis represented Longs Drug Stores. Lori Gast of Pentz & Partners, Inc., represented KinderCare Learning Centers.

Retail space in the vicinity of The Promenade, Temecula's regional mall, has fetched a premium price as tenants jostle to take advantage of mall traffic. Outlying pads have leased quickly to such tenants as Sports Chalet, Outback restaurants and Circuit City.
