The freestanding building is located at 180 S. Brea Blvd. Encompassing 25,000 sf, it is fully occupied by Old Navy. The retail store is one of just a few major anchor tenants, including Edwards Theatres and Tower Records, at the 400,000-sf Birch Street Promenade complex. Other tenants here include Ann Taylor Loft, Eddie Bauer, Bath & Body Works, Skechers and Market City Café.

Completed last year, Birch Street Promenade was built as part of a major redevelopment project in Brea. The primary developers were Edwards Theatres, CIM Group and the City of Brea Redevelopment Agency. The complex is currently controlled by the Birch Street Promenade Owners Association. "It continues to be one of the preeminent retail and entertainment destinations in North Orange County," according to Carlos Lopez of Faris Lee Investments, who worked on the recent transaction.

Lopez and Nicolas Coo, also of Faris Lee Investments, represented the seller, CIM/Brea.The buyers, Brent and Amy Ducoing, were represented by John Bauman of First Cornerstone Realty USA.
