Hair replacement center JA Alternatives Inc. will occupy the property's entire seventh floor in a 10-year, 4,400 sf deal. Scott Bennett and Jonathan Anapol of Prime Manhattan Realty brokered for the tenant, which was also represented by Eric Altman of the law firm Epstein, Becker and Green. Paul Farber of the firm Phillips, Nizer, Benjamin, Krim & Ballon represented the undisclosed building owner in the deal, which is valued in excess of $2 million.

In a separate transaction, Richard Metz Golf Studios has leased the building's entire second floor in a 12-year deal, also for 4,400 sf. Paul Farber of the law firm of Phillips, Nizer, Benjamin, Krim & Ballon represented the owner and Catriona Morgan of the law firm of Winston and Strawn represented the tenant. The deal has an aggregate rental value in excess of $2 million.

Sierra Realty Corp president James R. Wacht and executive vice-president Peter Braus, additionally represented the building owner for each transaction.
