The 42-acre site is located on the west side of Interstate 35. Although the site was zoned industrial, given its prominent location and accessibility, the site met the trade area requirements of large big-box retailers. Target Greatland, Wal-Mart Super Center andCabella's, a large outdoor sporting goods complex, are all within about a mile of the SPX site.
Handling the transaction were Raymond Reese, senior vice president of Colliers Towle, and Chris Pendroy, a sales and leasing associated at Colliers Towle.
The goal for the property, which was owned by SPX, was to find its "highest and best use." Given the city's preference, Mills Fleet Farm was identified as a potential large retail user looking for site in the region and the deal was done.
