Russo, vice president of Jones Lang LaSalle's Austin office, represented the building owner, a partnership of the Shidler Group and Angelo Gordon. Gaines Bagby and Bob Ikel, both of CB Richard Ellis Inc., bargained for the tenant in the five-year lease talks. Bagby is in the firm's Austin office and Ikel works out of Dallas.

Ionex offers telecommunications services ranging from local and long-distance telephone to high-speed Internet service. It will use the 800 Brazos office as a switch site and sales office. Ionex has about 60,000 customers in 14 states.

Russo says that the 164,741-sf 800 Brazos sits on a main fiber line that runs through downtown Austin played a part in Ionex's decision. Also, the building's lower level, which had been restaurant space, has been remodeled for telecom companies. The solid floors mean companies don't have to worry about load levels.
