The 1,017-foot-tall, 73-story building is one of the tallest on the West Coast. It is 95% leased and current tenants include Arthur Anderson, Latham & Watkins, Sempra Energy, White & Case, Holland & Knight and The Los Angeles Convention and Visitors Bureau among others.
The purchase included mezzanine financing from Column Financial, a wholly owned subsidiary of Credit Suisse First Boston and Capital Trust, a subsidiary of Citigroup and an equity investment from DLJ Real Estate Partners II, a real estate private equity fund managed by CSFB Private Equity. The transaction was groundbreaking in several respects, addressing such issues as terrorism insurance and the assumption of securitized debt in a structured transaction.
Mr. Paul Rutter, a partner of Gilchrist & Rutter, represented MaguirePartners in the transaction and Mr. Thomas McClayton of Jones Lang LaSalle represented the investor that sold its interests. MaguirePartners also worked with Steve Kantor, global head of commercial real estate at Credit Suisse First Boston, to structure the transaction.
