The buyer, Controlled Motion Solutions Inc., is a manufacturer of hydraulic, automation, fluid connector, sealing, lubrication and filtration solutions. It plans to use the newly acquired property as a manufacturing facility. The building, which encompasses 15,212 sf, stands at 911 Poinsettia Ave.
Chuck Hardy acted on behalf of Controlled Motion Solutions. The seller, Burke Santa Ana Business Center, was represented by Mike Hefner and Greg Ozimec of Voit Commercial Brokerage, along with Tyler Pollock of Burke Real Estate.
The deal follows on the heels of another industrial transaction in Lake Forest, which involved the sale of a 37,520-sf building. The buyer, San Clemente-based Sy Corp., has already occupied the facility, which stands at 20662 Prism Place. Sy Corp. paid $2.8 million for the property, which it acquired from Irvine-based Kenko World. The building is being used for distribution.
