Centex is consolidating a mortgage office in Lincoln Center in Washington Square and a home-building division on Kruse Way in Lake Oswego. The asking lease rate for the space was $23.50 per sf per year, full service, but local sources that know of the deal say significant concessions were offered to close the deal, including several months free rent and a sizeable tenant improvement allowance.

Mike Nye of Trammell Crow Co. represented Centex Homes in lease negotiations. Gordon King of Colliers International represented the building owner, Pacific Realty Ventures Inc., which also owns Bridgeport Crossing, a 20,000 square-foot building in Tualatin. Nye declined to confirm the lease specifics, saying only that "it was a very aggressive deal." King could not immediately be reached for comment.
