Added to the sublease rolls were 40,000 sf at Barton Skyway IV and 54,000 sf at Wild Basin, both in the southwest submarket; 47,000 sf at Stonecreek II in the north submarket; and 40,000 sf at River Place Point in the far northwest submarket. Brokers reported leasing almost 56,000 sf in the last two weeks.
Sublease space in the northwest submarket decreased by 12,000 sf while it increased in the southwest and CBD submarkets. The northwest has 1.84 million sf of sublease space, accounting for 48% of the vacant sublease space; the southwest has 825,000 sf, 21.8%; and the CBD has 576,000 sf, 15.22%.
Mike Buls, an Austin broker, compiles the sublease report with input from brokers throughout the city. A noteworthy trend: The average term available on subleases has increased from 35 months to 37 months. Buls said this indicates new subleases reflect either more recent lease signings or that leases with long terms are now becoming subleases. Before the end of 2001, the average reported sublease term was decreasing--now the average term is increasing.
