Colonies Crossroads is a joint venture between Pacific Development Group of Newport Beach and Colonies Crossroads Inc. of Rancho Cucamonga, Calif. CB Richard Ellis is the leasing agent for Colonies Crossroads. Pacific Development Group partner Bob Lewis says that tenant interest is extremely strong and Pacific Development will soon be announcing more tenant commitments that will include a national linens and domestics store and a pet supply store.

Situated in the heart of the affluent and growing Foothill communities of the Inland Empire, the development will be located at the intersection of the new Foothill (I-210) Freeway extension and Campus Avenue, a major interchange. Colonies Crossroads says its project will be the only regional commercial development of this magnitude along the new 28-mile I-210 Freeway extension, which is currently under construction and scheduled for completion in October of 2003.

The project will be developed as part of The Colonies at San Antonio, a 434-acre master-planned community comprised of 1,100 single-family homes, 60 acres of open space and more than 1.1 million sf of promotional and specialty retailers. KB Homes and Standard Pacific are already under construction on 305 residential units as part of the first phase.

Located on the border of Rancho Cucamonga and Upland, Colonies Crossroads is being built at the most optimal location along the new I-210 Freeway extension, which will provide excellent freeway exposure and access, according to Jim Costanzo, partner of Pacific Development Group. Approximately 152,000 cars per day are projected to drive along the Foothill (210) Freeway at Campus Avenue.

There are over 470,000 residents within the expanded trade area, with additional housing counts increasing at a rapid pace. Average household incomes within one mile of the project are in excess of $110,000.

The first phase of the Foothill (210) Freeway from Day Creek in Rancho Cucamonga to Sierra Ave. in Fontana has been completed and the second phase of the 28-mile extension will be completed in October of 2002. Upon completion the freeway will travel through seven Southern California cities which include La Verne, Claremont, Upland, Rancho Cucamonga and Fontana.
