The concrete tilt-up structure is located in the ProLogis Park Jersey Village at US Highway 290 and Sam Houston Tollway. "This is probably the biggest lease transaction in the Houston area this year," Mechem tells GlobeSt.com. "Because Goodman is already a customer of ours in San Antonio, we used that lease as a template to expedite the transaction and allow Goodman to take occupancy quickly. We spent probably less than a hour on the lease document itself."

Use of an existing customer's lease agreement with the company as a model for future agreements is a distinguishing feature of how ProLogis, an international provider of distribution facilities, does business. By doing so, ProLogis allows customers to transfer a lease agreement from one property or market to another in order to serve needs for space more effectively and efficiently.

Built in 1998 for TNT, a vendor for Compaq Computer Corp., the newly leased facility comes with state-of-the-art technology. Additionally, the facility is part of ProLogis' overall plan to eventually construct another 1.5 million sf of distribution/warehouse space in the Houston market. ProLogis has developed in excess of 2.3 million sf since it came to the Houston market nine years ago. At present, ProLogis owns 89 buildings with 7.9 million sf of mostly bulk distribution space around town.

"I think the market is showing signs of strength again. The volume has picked up noticeably this year. With a citywide occupancy rate of 90.2%, it's still pretty healthy," Mechem says. Houston has fared better than most, with rent remaining stable and in some cases rising.
