The Temecula property contains a single-story 412,580-sf building with a clear height of 29 feet. The building is broken down into 200,000 sf of light manufacturing space, 185,000 sf of warehouse space and 25,000 sf of office space.
Bentley Forbes, a national commercial real estate investment firm that specializes in acquisition of income producing single-tenant properties, assumed a 15-year lease as part of the deal. Temecula is located 85 miles southeast of Los Angeles and 55 miles north of San Diego in southwest Riverside County.
Bentley Forbes last announced purchase in the Los Angeles area came in the summer of 2001, when it closed escrow on the acquisition of 21st Century Plaza, a 517,638-sf, twin-tower office complex with an adjacent six-level parking structure in the prestigious Warner Center business sector of Woodland Hills for approximately $120 million. The purchase was the single largest transaction ever conducted by BentleyForbes.
