Encino is a prestigious and affluent area within the San Fernando Valley. The property is located at the intersection of Ventura Blvd. and Balboa Blvd. No tenant occupies more than 15% of the total rentable area.

Future development in the Encino area is severely limited by the Ventura/Cahuenga Specific Plan, which limits construction of new office buildings to 45 feet in height and a density not exceeding 1.5:1 floor area ratio; these restrictions encompass the entire length of Ventura Boulevard from Calabasas to Universal City.
