The building, located at 8565 SW Beaverton Hillsdale Hwy., sold for $1.05 million to a family trust run by local accountant Jerry Snider and operating under the name Heather Park. There was no lease rate or deal value given for the leaseback, though a broker in the transaction says Ninpro received "an arm's-length rate" for its 7,000-sf, five-year commitment.

As part of the deal, the buyer gets a small strip of land that may be useable for the development of a second building. The seller also retained a half-acre site on which it hopes to build apartments.

Rich Sable, who represented Ninpro, says the building was built in 1972 and added to twice, the most recent addition coming less than 10 years ago. It has been sold three times in the past four years, he says. The asking rate for the latest sale was $1.1 million. "We got full-price offers for the building, but the would-be buyer didn't want to lease the building back to Ninpro," says Sable.
