The tenant will use the space for its International Dermal Institute, a post-graduate education center for skin-care professionals. The tenant is the developer of Dermalogica skin- and hair-care products.

The new site is located at 4725 N. Scottsdale Rd. It is one of two new locations planned to open in the spring. The tenant currently has nine locations up and running in the US as well as skin-care schools in the United Kingdom, Ireland, German and Australia.

Jerry Jacobs, Mike Myrick and Larry Downey, all of Grubb & Ellis Co.'s Phoenix office, represented the building owner, Texas-based LSF Presidio Investments. Jeffrey Waldrom of Cresa Partners in Phoenix spoke for the tenant at the bargaining table.

The 78,000-sf Highland Park office building was constructed in 1982. It currently is 70% occupied, excluding sublease space. Highland Park's office space is advertised at $22 per sf.
