The building will comprise 115,000 sf of pre-leased office space and approximately 61,000 sf of retail space. The project will also include two large public spaces: the Village Square, a pedestrian plaza facing Brigham Circle; and Upper Ledge Park, 5.5 acres of open public space. New Boston Fund's development subsidiary, NDC Partners, is developing the building in a joint venture with Mission Hill Neighborhood Housing Services Inc.

In a prepared statement, Joseph S. Harris, the fund's senior vice president and CFO, noted that the building's proximity to LMA enhances its appeal to potential tenants. He adds that Partners HealthCare Systems, Inc., a group of teaching hospitals affiliated with Harvard Medical School, has agreed to lease theentire office space in the building. "That lease is for 15 years," he says, "and ensures us day-one profitability and long-term stability."
