The industrial park is located at 13200 S. Western Ave. The purchase price for the site is $56.51 per square foot. And the capitalization rate on the deal is at 12.6%. The property had been built in 1961. After a fire damaged the structure it was partially rebuilt in 1999.Currently, 19 light-industrial and commercial tenants utilize the facility. The multi-tenant industrial park was 100% leased at the time of the deal, which finalized on March 4 of this year.

The affiliate of the Beverly Hills-based Bergman Industries Inc. was represented by Brian Anstey of REMAX Commercial Brokerage. The seller, Western Segundo Industrial Center LLP, was represented by Robert Emerson of the EMCO Group.
