"This was an opportunity for Delta to secure a headquarters locations and control its own destiny," Darryl J. Asack, vice president of Spaulding & Slye Colliers, tells GlobeSt.com. Asack and Matthew P. Dwyer, a principal at Spaulding & Slye Colliers, represented the seller in the transaction. Karl Sherry, a partner of Hayes & Sherry, represented the buyer. Asack says that OneBeacon, formerly CGU Insurance, relocated its offices to Mansfield.

The three-story multi-tenant building is located within the Westminster District of this city, near Route 95. It is currently 67% occupied, but Asack notes that Delta will probably expand into that space. Other tenants in the building are IBM and MetLife. In a prepared statement, Rick Fritz, CFO of Delta, noted that the building offers his company opportunities for expansion, employee parking and access to all major highways.

The sale comes out to nearly $80 per sf, which Asack terms a "healthy sale" in this market, taking into account the small premium on the price because this was a user/buyer deal.
