Not only will the southeast corridor create 82,736 new homes over the next quarter-century, but a number of commercial centers will spring up to handle the 200,000 new residents, says Whiton, a guest speaker at a recent Denver Commercial Real Estate Women luncheon. That's the equivalent of combining the populations of Littleton and Lakewood or doubling the population of the city of Boulder.

''Over 25 new mixed-use, residential and commercial projects are now under way or proposed for development,'' Whiton says.

The single largest commercial development will be Southlands, a high-end project on 231 acres near Smoky Hill Road that will eventually have 1.5 million sf of retail space.

Other projects Whiton pinpoints that will have either multifamily components or commercial uses include:

* Crown Point, east of Parker Road, and north and south of E-470, 660 apartments.

* Eagle Bend has 75 acres for commercial development being kick-started by the Safeway anchored Eagle Bend Marketplace.

* Saddle Rock Market Place, a 350,000-sf retail complex anchored by a Home Depot and Albertson's.
