The center's 115,000-sf first phase is 90% leased. Negotiations are under way with three other tenants to bring the center to 100% occupancy. A 90,000-sf H-E-B grocery store anchors the center.

Duhrman & Bassett Realty Group Inc. is the center's developer and leasing agent. Another phase would take the center to 300,000 sf. Another section is to include 800,000 sf of office and retail plus a hotel on a 50-acre tract, which abuts about 52 acres that it's now building out with 300,000 sf of retail.

Tech Ridge is one of several centers operating, in the works or on the drawing boards for the I-35 corridor. Near the I-35-Parmer intersection are major employers such as Dell Computer Corp. and Samsung Austin Semiconductor, apartment communities and nascent single-family home developments.
