With short-term interest rates near all-time lows, real estate property owners have been attracted to the firm's "collar" loan program, says George Zeller, vice president of Welsh Capital. The program offers the benefits of a floating interest rate while cappingtotal interest rate exposure.
The five deals include:
* Pine Tree Apartments, a 199-unit residential complex; and Emerald Point Apartments, a 164-unit residential complex, both in St. Paul, MN.
* 1111 Seventh Ave South, a 42-unit residential complex in Minneapolis; and 1414 ThirdStreet South, a 70-unit residential complex, both in Minneapolis.
* Beverly Apartments, a 52-unit residential complex in Anoka, MN.
* Robert Square Shopping Center, a 24,000-sf retail center in St. Paul, MN.
