The permit is being held up because the building site is adjacent two designated city landmarks--the Flatiron Building and the Triangle Building--which requires concurrent review by the city's Historic Preservation Office, in this case the Pioneer Square Preservation Board. The board is scheduled to have its first meeting on the subject on May 1.

The site is on the west side of First Ave South, between the intersections of South King Street and Railroad Ave South, in the Pioneer Square Mixed (PSM) zone. The development area of the project is approximately 35, 818 sf. Two separate buildings will be demolished on this site as a result of the project.

The maximum number of parking spaces for this project is 248, according to city code. The extra 197 parking spaces are proposed for use by the adjacent 83 King Street building, which has no parking.
