Melody Homes will build on 300 lots in the first phase of the development, with 200 more to follow. Melody's houses will be priced from $190,000 to $230,000 in one phase and $170,000 to $225,000 in the other phase.
Metropolitan Homes is a "lifestyle" builder that specializes in fully landscaped, low maintenance, village-oriented products such as patio homes, townhomes and condominiums that target young adults and empty nesters.
Metropolitan will build 400 units in Castle Oaks.
More than 500 acres of Castle Oaks is being reserved for recreational purposes and open space. The land consists of rolling prairie with native grasses, pine trees and scrub oak. Most of the home sites have spectacular views of Pikes Peak, says Bill Schuck, president of Schuck Corp., one of the bigger land developers in the metro area.
David A. Clinger and Associates, Inc. and Nuszer Kopatz Urban Design Associates created both the landscape plan as well as an amenity program for the community. The Castle Oaks plan includes a recreation center, pocket parks, an elementary school, regional park, and an extensive trail system.
Schuck says the development will offer residences in a variety of price ranges with some parcels near Highway 86 reserved for commercial and retail establishments.
Schuck Corp. teamed up with AMDC Financial to purchase the Castle Oaks property, which the Town of Castle Rock had acquired in the mid-1990's when the Founders Parkway Local Improvement District defaulted on its assessments owed to the town.
"We were attracted to this strategic location because of many unique characteristics, including its central location, natural beauty featuring outcroppings, rolling topography, ridgelines, valleys, and several creeks, all with spectacular mountain views,'' Shuck says. ''Given my past history as a resident and business owner in Castle Rock and the opportunity to complement and further enhance the unique lifestyle that Castle Rock and its leadership have established, was irresistible."
