Am-Pac, one of the nation's largest tire distributors, has occupied the building as a tenant for the past 15 years. The company has grown from $20 million in annual sales to $250 million and needs additional expansion space, according to Richard Smith, CFO, Am-Pac Tire Distribution.
Am Pac Tire has been at the location for the last 15 years and states it wants to remain at its "home" for another 10 years. The company went on to say it is quickly building a strong network of distribution centers and independent dealers from this location.
There are two primary reasons why Am-Pac chose to renew its lease for the building--its proximity to freeways and its high-quality construction and features. The company says as a warehousing and distribution center, it is a very strategic location and the building is a perfect fit for its operations.
The Simi Valley facility is Am-Pac's headquarters and is used for a variety of purposes, primarily sales and distribution. Located in the heart of the Valley, the industrial complex in which the building is located is a strong commercial/industrial environment in Los Angeles County and offers numerous opportunities for business expansion and relocation.
Am-Pac Tire has grown steadily since it was founded nearly 30 years ago and it recently acquired Texas-based TASCO Distributing Ltd. The company now has 11 distribution centers throughout the nation and 14 retail stores that operate under the Tire Pros name. Tire Pros is the largest network of independent tire dealers in the country.
Am-Pac's goal is to have about 500 outlets as Tire Pros franchisees. The addition of Tasco's 50 American Car Care Centers' affiliated dealers raises Am-Pac's total Tire Pros/ACCC retail base to 250 dealers, about halfway toward that goal.
Am-Pac is a wholly-owned subsidiary of Itochu Corp. of Tokyo, which purchased Aspen Enterprises, Inc. and its Tire Pros' assets in 1999.
