Located at 300 E. Main St., the 14-story, blue-glass adorned building's construction began back in 1988 and was destined to be called First American Financial Centre until financial problems struck and the structure was left unfinished. NeVa acquired the incomplete edifice in 1993 for $2.5 million and invested $6 million to finish the project.

The Coast Guard is the building's largest tenant, occupying 105,627 sf in the structure with a 15-year below-market lease that was signed in 1996. Currently, Main Street has twelve tenants, accounting for 94% occupancy.

"The four largest tenants accounted for 83% of the building, and have relatively long lease terms that helped us draw substantial investor interest from far outside the region," Jones Lang LaSalle senior vice president Mark DeRiemer tells GlobeSt.com. DeRiemer handled the transaction for both parties. "The building has a very stable anchor tenant in the Coast Guard, and provides the opportunity for upside as some of the other credit and non-credit leases rollover," he adds.
