The building at 3940 S. Teller St. sits on 7.88 acres of land.

Travelers Express is a high-performance payment services company and the largest money order processor in the US. The tenant is a wholly-owned subsidiary of the Viad Corp.

Located about 15 miles southwest of Downtown Denver, the building is in the foothills of the Rocky Mountains. It is near 3.6 million sf of retail and 6,500 sf of parks and open space.

Amenities in the building include state-of-the-art power and telecommunication systems; locker room/shower facilities; a mailroom; and bike racks. Academy Park includes a golf course and trail system.

"The structure was a build-to-suit for Travelers Express that Wells purchased on a forward commitment,'' says David Steinwedell, managing director of acquisitions at Wells. ''The acquisition represents Wells' desire to become an active participant in the build-to-suit market bringing both our capital and our expertise to potential transactions."

Wells specializes in buying class-A office and industrial properties with long-term leases to Fortune 500-type tenants.
