The multi-phased renovation project consists of a full-build-out of four floors and interior improvements of 11 floors. According to local sources, landlords Swig Co. and Shorenstein Co. gave the firm a generous improvement allowance and law firm is throwing in an additional $5-$6 million.
The renovation follows the law firm's $45 million renewal and expansion lease, which was signed in November. Farella, Braun & Martell has been a tenant in the historic Russ Building for more than 40 years, expanding its presence from an original 5,000 sf. The new lease represents an expansion of more than 30,000 sf from the law firm's previous 80,000 sf commitment.
The Russ Building is a 31-story, 500,000-sf building is located at 235 Montgomery Street, in the North Financial District. It was built in 1927 and is owned by a partnership of Shorenstein Co. and Swig Co.
"Our steady expansion over the years has resulted in attorneys being placed on various floors throughout the building. With the signing of our new lease, we are now able to centralize operations, showcase our firm image and plan for future growth," said William J. Schlinkert, the Chair of the firm's Executive Committee. "We're looking to DPR to bring the new design to life, utilizing its extensive experience in working with law firms to complete the project as quickly and efficiently as possible without disrupting our day-to-day operations."
RMW Architecture and Interiors is designing the renovation projec.t DPR Construction will begin construction in June. According to DPR, the completed plan includes an entire floor dedicated to conference rooms with a 1,500 -sq.-ft. multi-purpose space that can be divided into three smaller rooms through the use of removable walls, and a central reception area featuring custom millwork and stone flooring. DPR will also be adding private offices around the perimeter, areas for support staff and break rooms, as well as installing the latest audio/visual equipment and wiring for high-speed Internet connections.
