Encompassing 38,000 sf, the property stands at 20162 Windrow Dr. It is located along the Foothill Transportation Corridor, with 242 ft of frontage visible from the toll road. The facility is currently 100% occupied by iBASEt, a software development firm that serves the aerospace, defense, industrial, medical and electronics industries.

The seller, Newport Beach-based EIC-TSI Investors, was represented by Gregg Haly of the Newport Beach office of CB Richard Ellis. Trent Walker of Voit Commercial Brokerage's Irvine office acted on behalf of Western States Technologies.

The recent purchase marks Western States Technologies' 14th acquisition in the Orange County marketplace since the company's establishment in 1985. Based in Los Angeles, the firm focuses on developing, acquiring and rehabilitating industrial and office properties. It currently owns and manages a mixed-use portfolio totaling more than one million sf in Los Angeles, Orange, Riverside and San Bernardino counties.
