Hardeman isn't in a hurry to sell cars on the property, though. Tenants in the site's 38,000-sf office building have leases signed for the next year, Jack Weiss, a Quick & Co. broker who represented Hardeman, says. The property also has a 5,000-sf metal building. Jerry Heare of NAI/Commercial Industrial Properties Co. represented the seller, Texas Electric Cooperative Inc. The price was not disclosed, but the appraised market value was $3.9 million.
Weiss tells GlobeSt.com that the property has the zoning classification that allows for vehicle repair. The site, which is south of the Burnet Road-US 183 intersection, sees a lot of traffic.
The cooperative, an association of electric cooperatives throughout Texas, moved its offices to 2250 S. Interstate 35 in February. The cooperative rebuilt transformers at the Burnet site before moving that part of the operation to Georgetown about four years ago.The transformers contained PCBs, which meant that the site had to be cleaned up. Several buildings were leveled and remediation done. In December 2001, owners received a certification from the state that it was cleaned up, clearing the way for it go on market. Heare says the cooperative moved to the Burnet site in the 1950s when it was far north Austin.
