EastRidge Properties, which will mark its 10th year in operation this May, executed signed leases totaling 93,534 sf, according to Ellen Lynch, senior vice president and managing director of EastRidge Properties.
Some of the larger deals included: Paxar Corp., currently a subtenant of A&W Brands, signed a direct deal for 29,538 sf of space at 105 Corporate Park Dr. in White Plains. Neil Gewirtzman of Sheldon Gross Realty represented the tenant. Also, the New York State Insurance Fund expanded within EastRidge's portfolio with a 15-year deal for 28,222 sf at 105 Corporate Park Dr. Steven Baker of Cushman & Wakefield of Connecticut, represented the fund in the transaction. Pernod Ricard USA, formerly known as Austin Nichols & Company, Inc., expanded its presence within the portfolio with an additional 16,353 sf lease at 777 Westchester Ave. The company now leases two full floors at the building totaling 64,706 sf. Mark Weiss of Julien J. Studley, Inc., represented the tenant, which was formerly of New York City, in the deal.
Fran Delgorio, leasing and marketing director for EastRidge Properties, said first quarter activity at its four office parks along I-287 was robust during what many brokers had considered a soft period for the office market in Westchester.
Officials with EastRidge also looked back on its 10 years as owner of the four office parks and 15 buildings that are the heart of what many still call the "Platinum Mile" along the Cross Westchester Expressway in the eastern section of Westchester County.
Since its inception in May 1992, EastRidge Properties has undertaken a host of capital improvements to its portfolio as well as to its surrounding landscape as well as to the infrastructure inside and outside its office parks. EastRidge officials also stress that the company has been more than just a commercial property owner the past decade. It has prided itself in getting involved in its community and in the issues that affect Westchester County business.
EastRidge's Lynch notes, "With some degree of foresight, this has been EastRidge Properties' corporate credo since our inception. And, as we celebrate our 10th anniversary, our strong sense of community continues every day both in the way we regularly practice good business within our community and with our client companies."
The company is currently marketing its portfolio with the slogan "Westchester's Address for Success." The Ashforth Company, of Stamford, CT., which has ownership interests in eight million sf of commercial office space and manages nearly 15 million square feet nationwide, manages the daily operations of EastRidge Properties.
