Simeon is planning to build the Western Research Campus on the 80-acre property that once belonged to Zeneca, a life sciences company that decided to sell the manufacturing and research site after it went out of business. Simeon will buy and develop the site in two phases.
Phase one involves developing 21 acres of the land. While most of the buildings are being demolished, two buildings, totaling 150,000-sf, will remain. Signature Biosciences and Byotix occupy these buildings. At the end of summer, Simeon plans to begin the construction of one of four new buildings, which will each be 90,000-sf office and laboratory buildings. The remaining three buildings will be added as demand goes up. Phase Two consists of the purchase and development of a 58-acre property, on which Simeon plans to develop 500,000-sf of biotech space. The sale price remains confidential.
Across town, in Oakland, Simeon is putting together an environmental impact report for Metroport, a 23-acre project on Hegenberger and Oakport Roads. Simeon will pay approximately $14 million for the land. Metroport will consist of about one million sf of office space, 500,000-sf of retail space, a hotel and a proposed light-rail that will connect airport with BART.
